“Solutions and opportunities are unlimited in commercial property leasing; you can be as creative or work as hard as you wish – both traits I pride myself on because my clients appreciate that I am always maximising value for their assets.”
Drawing on his combined interests in business, property, law and architecture, Ben always takes a project leasing or “whole building” approach to each engagement, ensuring he takes that extra step in creating a sense of place and value.
It’s this adaptive and extensive approach to improve assets, not only by leasing, but in the management and design of capital upgrades, that has resulted in Ben’s engagement through the majority of Brisbane’s secondary grade office buildings, repeatedly working with the most astute commercial property investors and developers. As a testament to this tireless work ethic and proactive approach to solution-based leasing, Ben has concluded in excess of 400 lease transactions in his career to date.
Ben is well-known for ensuring his engagement improves the value of a client’s assets. He understands that every element of a lease impacts on the value of his client’s asset. Thus, the leasing process is more than finding occupants for vacant spaces; it is about identifying, initiating and executing opportunities to extract value for his clients. Whether it be through the addition of Net Lettable Area, or refurbishing an existing fit-out to save capital – the opportunities are limited only by how creative the operative can be.
Not only does he create the opportunity for his clients, Ben’s key point of difference is that he facilitates and undertakes the heavy lifting in presenting spaces and the whole asset to best meet the market. Ben, through his extensive network, will brief the appropriate consultants to execute a strategy and solve problems through lateral thinking, which ultimately leads to the improved likelihood of doing a deal at an Asset that Ben is appointed on.
Rather than just glancing over a property and pushing the availabilities within that asset around the marketplace, Ben is meticulous about inspecting the properties of his clients, suggesting ways to add value and make them more attractive to the market.
Ben has a Bachelor of Applied Science (Property Economics) from the Queensland University of Technology and is active within the business and property communities.
